Flat Roofing

EPDM

EPDM (Ethylene Propylene Diene Monomer) is a single-ply membrane that’s great for commercial flat-roof applications, whether that’s new construction or a retrofit. Genflex’s EPDM is super strong with a high tensile strength yet remains lightweight and doesn’t add much weight to the roof deck. It stands up to tears, impacts, punctures and normal roof traffic. It’s durable, offering excellent resistance to ozone and ultraviolet light exposure. And it’s reliable, maintaining elasticity and flexibility that lasts.

EPDM is very durable and flexible and won’t split or crack in extreme temperatures. It is resistant to UV rays and can hold up even in the harshest of climates. EPDM is highly reflective and designed to reduce energy costs such as air conditioning.

EPDM is available in both black and white, a variety of widths from 7.5′ to 50′ and in 45 and 60 mils thick. The performance history of Genflex’s EPDM is over 20 years, and warranties can be purchased for up to 20 years (depending on the system design).

EPDM installation can be mechanically attached, fully adhered or ballasted. Fully adhered commercial roofing installs use an acrylic water base bonding adhesive which means a quicker installation and reduced overall roofing costs.

TPO Roofing

TPO (Thermoplastic Polyolefin) is a single-ply roofing membrane that is very energy efficient. Typically white, TPO is highly reflective, reflecting up to 78% of the sun’s rays to reduce air-conditioning costs plus reduces head build up underneath the membrane. TPO is resistant to UV rays, bacteria, pollutants and fire.

TPO has a great lifecycle, has fairly low labor costs (when compared to PVC sheets) and a thick top ply. TPO can be purchased in 8’/10’/12′ widths, which leads to less seams (and less labor). It’s also very strong yet lightweight, as well as flexible, making it capable of withstanding extreme temperatures and torrential rain as well as rooftop traffic and equipment.

Aside from all that, TPO membranes are also eminently repairable for years after installation. Alterations, tie-ins and cut-outs can be made in the future, plus it can be cleaned to made to look like new. It is for all these reasons that Mule-Hide TPO is known as “The Affordable White Roof”!

Modified Bitumen

Modified Bitumen is a roofing system that installs quickly and cleanly onto a large range of different types of roofs. It is an excellent choice for industrial, residential or institutional roofing that has a low slope, although mainly is used in commercial roofing.

Wondering what Bitumen means? It’s actually tar, or in some cases refers to asphalt or pitch. The asphalt is treated to be safer, more pliable to apply and more durable.

Modified Bitumen is great for high-rise buildings or roofing that needs elevator portability. The membranes are reinforced so that they’re long-term and watertight; they will last a very long time. Installation is not only fast, but also allows for very minimal disruption to the surface of the roof and to building operations.

You can get a lot of different colors including “cool roof” coatings which can be highly reflective and reduce cooling costs. Modified bitumen is also easily repairable when it comes to tie-in repairs and cutouts.

Seamless Metal Roofing

Standing Seam Metal Roofing

Standing seam roofing is the industry term for panels of metal with raised seams. Standing seam is a great choice for long-term, durable roofing with almost zero maintenance. It looks great and lasts over 2 times the life span of roofing shingles. Our standing seam metal roofing has a lifetime warranty from the manufacturer!

Standing seam roofing metal is available is a wide range of colors and finishes to match almost any of your architectural needs. It’s fire resistant, wind resistant (even up to 140 mph) and can reduce cooling costs by up to 30%. The metal can reflect the rays of the sun, thereby reducing the heat transfer into your house.

Standing seam roofing is named for the high seams where the panels connect. This high entry point for potential moisture is great as it greatly reduces the chance of any moisture entering the roof. Also, the metal roofing panels run vertically from the top of the roof to the bottom, ensuring that there are no breaks in the pattern.

Seams are the weak point of any roof and standing seam roofing systems has much fewer of these than a traditional composition shingle roof.

The seam fasteners are also concealed so you see a nice, smooth continuous ridge from the top of the panel to the bottom. There are zero exposed screws which not only looks nice, but helps make your roof more waterproof.

Again, standing seam is virtually maintenance-free and will not rust, crack, or rot, plus it’s fade-resistant, stain-resistant and streak-resistant. You’ll never need to clean a standing seam roof.

It won’t burn, plus it protects against embers. It’ll shed ice and snow. It won’t absorb water.

Standing seam roofing is also good for the environment. Reflective coating on the metal will keep attics cooler, thereby reducing energy costs. The metal is 95% recycled aluminum and can usually be installed over existing roofs, which reduces the throwaway costs and there’s less shingles going into landfills.

Cost-wise, metal standing seam roofing is more expensive up-front than most other forms of roofing. However, that up-front cost can be amortized over the life of the roof. If you factor in that it’ll last at least twice as long as other roofing types, it’s a solid choice. Not to mention all of the other positives we touched on.

Agricultural Panels

Agricultural Panels, sometimes referred to as pole barn roofing, is a really nice option that has virtually zero maintenance over its lifetime. Metal agricultural panels are great because they don’t need painting or preserving. They’re very light (lighter than shingles) and very durable. They give you a 20% reduction in energy costs because of their ability to release absorbed heat. The panels provide a weather-tight seal and are fairly easy to install on either new or existing buildings.

Our agricultural panels carry a 40 year paint warranty! This means the paint won’t rust and the panels won’t fade for at 40 years.

This metal roofing is also a great choice for many agricultural applications like sheds, barns, arenas and more. Agricultural Panels are also used in some commercial applications, especially in smaller outlying buildings that are used for storage of materials or equipment. It’s a cheap way to keep energy costs low.

One thing to bear in mind with Agricultural Panels is that the screw heads are exposed on the panels. The screws are drilled right down into the panels themselves. This is referred to as an exposed fastener system. It’s not typically an issue, as long as the expert roofing installer does the job properly.

A metal roof like this can last 50 or more years. Compare that to an asphalt shingle roof which you’d have to replace every 10-15 years and you can see that advantage of this sort of roofing.
