A new roof is one of the greatest investments you can make in your home. After all, having a solid roof over ones head is a well-known saying for a reason. A solid roof gives a feeling of security and comfort. But how much will it cost?

Ballpark New Roof Estimate

It’s tricky to quote a price on a new roof. There are many variables that go into your the price of a roof, such as the size, material slope of the roof, etc.

That said, if you’re looking for an asphalt shingle roof, you might spend as little as $5,000 or as high as $25,000 for the higher-end roofing material. According to an Angie’s List article, the average cost of a new roof is about $12,000.

Bear in mind that this average price was in 2014 and can vary depending upon where you live. In our neck of the woods, i.e. Lima Ohio, Celina Ohio, Sidney Ohio and surrounding towns, you could probably adjust the cost downwards just a little bit. Basically you could say that the cost of a new roof is roughly $5,000 to $10,000.

Factors That Affect The Cost of A New Roof:

Roof Size

The size of a roof will obviously affect the cost. Roofing companies charge by “roofing square”. A 10′ x 10′ square (100 square feet) is one roofing square. If your roof is 4000 square feet, that’s 40 squares. The type of material you want to use will affect the roofing square price. Dimensional asphalt is the least expensive then (in order of price) architectural shingles, agricultural metal panels, standing seam, metal shingles, wood shakes and slate. Asphalt roofs will last 20-30 years, while metal roofs can last 50 years or more. (Slate is even more costly than metal roofing, up to 5x as much.)

You could save some money by shingling over an existing roof rather than replacing everything, but that reduces your roofs lifespan by roughly 20%. Most roofers, including us, typically recommend simply re-roofing the entire roof.

Pitch of Roof

The slope or pitch of a roof can affect the price of a new roof. Why? Roofs with an extremely high pitch make it so that workers on the roof need to wear safety harnesses and other safety equipment as well as pay higher insurance costs.

Roofs with a pitch of over 7:12 typically need more safety and require more work. 7:12 means that for every 12 inches the roof runs horizontally, it rises 7 inches vertically. With a steeper roof like this is also means that work goes more slowly, partly because you can’t stack shingles and other equipment on the roof.

Accessibility To Roof

Getting materials to the roof is also part of the cost in a roofing estimate. Can a truck back up to the building and get very near the roof to transfer shingles and other materials? If not, the equipment and shingles will need to be carried, which increases the roof cost.

If your home or building is easily accessible by vehicles, this should somewhat reduce the costs of a new roof. Otherwise it will be hard to access the work site and either bring supplies up or take old roofing materials down.

Other Factors For Roofing Costs

If there’s water damage it can add to the cost of a roof. Often, water damage isn’t detected until a crew starts to remove shingles and looks at the deck. Water damage like this can also change the project from a roofing repair to a full roofing rebuild.

Does your roof have a chimney or skylights? Roofers have to work around these features and sometimes these will also need to be repaired. Repairing flashing around a chimney or skylight can cost up to $500.

If there are multiple layers of roofing it will increase the cost. More shingles equals more weight, which means more work to move them and more time (and therefore more cost). Plus this increases the dumping & hauling costs to remove the old shingles.

But don’t let all of this get you down – a new roof can cost much less than you think!
