Have you noticed that your roof flashing is starting to wear down and deteriorate? It can cause serious damage to your roof over time if you don’t deal with it quickly. 

These damages can be caused by changes in the weather and will cause leaks. These leaks will trap water in the roof and cause even further problems like cracking, breakage and mold. This won’t happen if your maintenance your roof on a regular basis or have an experienced roofing contractor do it. 

What do you do when the flashing has already happened though? We have the answer. Here are a few issues that roof flashing can cause and how to fix it.

1. Lock it Down

Over time the screws holding your flashing down will come loose and pull out which will cause the whole flashing to come loose and no longer be able to do its job. This is a pretty easy fix though.  

All you have to do is buy screws made of the same material as the flashing and screw it back into place. 

2. Fill Holes 

Flashing is made to be weather resistant, but even the most mighty will fall eventually. Weather will wear down your roof flashing over time and cause small holes to form. 

Instead of replacing your flashing, you just need to get the holes covered up. Get a bristled brush to even out any sharp edges, cut a piece of flashing that’s bigger than the hole, and put it on with roof cement. 

3. Re-Caulk Your Chimney Flashing

Flashing is secured to your chimney with mortar to create a shield from rain and other elements. Eventually, these elements will cause it to crack and wear it down so you’ll have to fix it.   

You’ll take a chisel and work off any of the broken mortar. After that, you’ll fill in the hole with mortar caulk

4. Fix a Leaking Seam 

Most of the time when you have a leaking seam it can be fixed if your flashing was properly installed. All you have to do is push back the seams and lock it into place with screws. Once you’ve done that, it’s time to fill the hole. 

Pick up some roofing cement and fill in any place that the leak infected. This will create a waterproof seal that is sure to last you for a while. 

Problems that Can Occur with Your Roof Flashing 

When your roof flashing breaks down due to the elements, it’s a pretty simple fix if you’re experienced with it. If not, be sure to call a roofing contractor to take a look. Make sure you maintain your roof on a regular basis so you can handle the flashing problem before it begins.
